Why the Second Half of 2014 Will Be Better Than the First


AlfonsGomezBroker.com - A report has come out stating that the housing market will have a better 2nd half of the year than the 1st. There will be speed bumps, mainly the holidays. People do not think of buying and selling homes during the holiday seasons, typically...

The report states these facts:
  • Sales are inching up
  • Foot traffic shows signs of rebounding
  • Price growth is becoming more sustainable
  • Housing inventory is inching up slowly
There are other factors to reach a 'normal' market status but we're definitely a lot closer than we have been in many years.

I do feel that the market will continue it's stabilizing pace in the 2nd half of the year and the real estate market will finish 2014 strong.

Foreclosure Timelines Grow Even Longer



AlfonsoGomezBroker.com - Short sales have always taken a long time but now there's a new report stating that they are taking even longer... one word, WOW!

When the foreclosure waves were at their highest, I never liked short sales. Today I still don't recommend my buyers to actively search for short sale because I still see them on the market for over 1 year, in come cases. It is crazy and it doesn't make any sense for buyers to wait so long when there are plenty of standard sales out there.

Home Prices Expected to Fall in Some Markets



AlfonsoGomezBroker.com - Price reductions are slowly starting to become the norm in this market. In a lot of local markets homes are staying on the market longer and the volume of buyers has slowed.

We have about one and a half to two more solid months of the busiest selling season and this is not a great sign that homes are staying on the market longer.

The fact that homes are taking a bit longer doesn't mean the sky is falling, it actually means the markets are getting 'normal'... Homes should take approximately 45 days to sell.

At the end of the day, there is no perfect system to predict what's going to happen. The market is healthy and it is still a great time to jump in.

June 2014 Foot Traffic Indicator of Housing Future...



AlfonsoGomezBroker.com - Foot traffic through the homes I'm currently listing for sale has slowed down. Above is a graph from the National Association of Realtors (NAR) that show exactly what I've seen in this current real estate market.

The slowing of foot traffic is a good thing for buyers because most of the time home sellers will be forced to consider lowered than asking price purchase contracts.

HSBC to Pay $10M to Settle Claims over Foreclosure Fees

The bank failed to establish a system to oversee the fees third party companies charged FHA loans in foreclosure for their services.

This management failure will cost them $10 Million. Now this is a lot of money but consider that HSBC has asset estimated to be $2.68 Trillion (source: bankrate.com), well I don't feel so bad for the bank...
